Speaking of its residents, everyone there is SO friendly. Everyone waves and says hi, you don't have any of the standoff'ish attitude of the big cities.

Getting to the community itself is a piece of cake, it is located right off of Highway 190, just on the edge of Lake Livingston.

Some sellers say "paved road frontage", but what they may not be telling you, is that you have to go off-roading just to get to that small section of paved road. NOT the case here! The ENTIRE community has paved roads.

Texas is ALWAYS a great investment, as there is so much of it, you can still find land for much less than most other states. Land is widely known as an excellent investment. There is only so much water on the planet, so why not treat yourself to a lake community? Some economists theorize that in the not so distance future large land ownership will be only for the very wealthy.

Polk County

Polk County is located in the U.S. state of Texas. As of 2000, the population was 41,133. Its county seat is Livingston. Polk is named for James Knox Polk, the eleventh president of the United States.

Demographics

As of the census of 2000, there were 41,133 people, 15,119 households, and 10,915 families residing in the county. The population density was 15/km² (39/mi²). There were 21,177 housing units at an average density of 8/km² (20/mi²). The racial makeup of the county was 79.64% White, 13.17% Black or African American, 1.74% Native American, 0.38% Asian, 0.01% Pacific Islander, 3.74% from other races, and 1.32% from two or more races. 9.39% of the population were Hispanic or Latino of any race.

The Land

The county comprises 1,061 square miles, ranging in elevation from 100 to 300 feet. The land gently rolls in the north and has light-colored, loamy surfaces and deep, reddish clay subsoils. To the south the topography is more level, with acidic, sandy to loamy surfaces and deep, reddish loam or clay subsoils. Along the Trinity River the soils are dark with loamy surfaces and cracking clay subsoils. Marine deposits indicate that the region was once under the sea. Pine and hardwood forests cover much of the area, but nearly 40 percent of the county is considered prime farmland. The Neches and Trinity rivers border the county, which is drained by seven primary streams: Menard, Sally, Tombigbee, Big Sandy, Long King, Piney, and Kickapoo creeks. Lake Livingston,qv a man-made reservoir on the Trinity River, covers 82,600 acres. The average annual temperature is 67° F. Precipitation averages forty-eight inches annually, and the growing season lasts 250 days.
